As many people selling houses come to realise, you should never let an agent buy your listing with an unreasonable sales price.

Dear Marie

Sorry it has taken me so long to let you know how thrilled I am with living at "Braeside" (our name for 23 Amherst) but we only moved in a couple of days ago, having spent the past couple of weeks giving the place a thorough clean and re-decorating a couple of the rooms. Now that our furniture has arrived from storage the place is beginning to feel like home, tho with loads of boxes still to be unpacked it's still a bit of a mess.

Marie, we could only have picked you; you were the only agent who didn't purse their lips and suck in their breath when they saw the garden at "Balwarra" and mutter things about "people not wanting big gardens these days" or "lots of work here, there is only a limited market for this sort of property". You were so positive and absolutely correct with your predictions.
Not only did you sell the place a lot quicker than we thought it would be on the market for, you also achieved a sale price higher than we really expected.

The good advice, the clear instructions and the occasional bullying made the entire process relatively easy and fairly painless for us, except of course some of the demands put on us by the purchasers, but your experience with dealing with that sort of problem shielded us from any major mishap. Your attention to detail and of leaving no stone unturned when it came to prospective purchasers was excellent, and we both believe that without your skills and drive we may still have been waiting for a purchaser if we had used another agent.
